Getting Your Inclusions Right
We try to include everything that we can possibly think of when we prepare your price and your tender. It is a really fine line between including what we think you’ll want and need without adding unnecessary cost to you.
What are we (the builder) trying to achieve?
Our goal is to give you a tender that you don’t need to add anything to or remove anything from. Just like Goldilocks and the Three Bears, we want your tender to be just right. In reality, it is just not possible to do this. Every person is building a different home and wants to meet different tastes, style preferences and family needs.
What does this mean for you?
We can’t read your mind. It’s as simple as that. We don’t want to get to your colour selection appointment or even construction before we realise that something that you really wanted isn’t included.
Planning for your inclusions and upgrades
The best way to help your builder include all of the right details is to think about it in advance. So many details go into building a home. It doesn’t hurt to clarify inclusions while you’re in the Tender Stage. Everyone’s personal style is different so it just isn’t possible for a builder to accommodate for everything. Once you let us know if your preferences though, we can advise you of your options.
The builder’s point of view
If there is an area of the home that means a lot to you (like your kitchen or bathroom) tell us! It’s the only way we can get it right. And it’s okay to miss something. That is why we recommend having a budget contingency for last minute upgrades and adjustments.
