Hi! I’m Daniel Simone and today I am going to talk to you about Developer Design Guidelines.
What are Design Guidelines?
These are a set of ground rules that has been put together by the ground developer to guide you in the design of your new home. In these guidelines they will cover things like, front and side fencing, driveway, how wide and the colours they might have suggested, garage setbacks, the front setback, where the house is seen from the block in relation to the boundaries. Each sides minimum, roof pitch minimums, litter box, plants and landscaping, roof top colour and end profile, brick colour, render colour.
I know that these may seem like a lot, but you will have to pick all of these things anyways and generally most of the things you pick and like will fall into the developer guidelines, so I wouldn’t worry about it too much.
Why do we have these design guidelines? Well, when the land developer puts together their design guidelines, they are try to ensure that your home and the landscaping compliments the area and contributes to the character of the estate. So, don’t look at them like the enemy. Embrace them and you will have no worry.
Remember, every developer has their own sets of design guidelines. So, make sure you have the right ones for your area.
