Do you have a large property? Or a property that is extremely large? Do you have a corner block? If any of these types of properties fit in with what you have, then have you considered a granny flat?
Why a Granny Flat?
A granny flat is a great option if you have ample amount of space on your block. As you can see behind me here we have been able to utilize the large block and install a granny flat at the back of his property. This property is extremely long so that will give us the opportunity to do that. Other place you are able to do that is a corner block. You can have your front access for your main house and side access for the granny flat. Also you may have a block that is really wide at the front. In this instance, you can put out a house on one side with a granny flat next to it.
Some of the advantages of having a granny flat:
- Obvious reason is what the name is actually for granny. Potentially you may have an elderly parent or someone you need to look after and you want them close by so that gives you a great opportunity to put them very close by very convenient and it works well for everyone. They can help you, you can help them so just a win-win for everyone.
- Another reason is for investment. You may want to the same property you can maintain it yourself and you can actually get some rent.
Granny flats around the 60 square meter mark can fetch anywhere from $350 all the way up to $500 or $600 depending on the area and what comes with the granny flat whether it got covered car space, whether it is got driveways all those types of are different aspects.
Generally all the granny flat sizes are 60 square meters and as this is done the largest size you are actually allowed to go whether or not you want to go high ceilings, you want to create any other things like that on.
When to Build a Granny Flat
If your block is large it is really good idea to add a granny flat now, let us say you already live on there and you want to get a granny flat done possibility as well too. If you are about to start construction this is the cheapest and most efficient way to build. Just get it done at the same time as the construction of a new house. Doing this will save you paying for a lot of things twice. If you do it later on down the track, you have to pay for new certification, pay for everything you’ve already paid for in your main home. Building the Granny Flat at the same time as doing your main construction will save you time, hassle and money.
If you know anyone that fits the description that has an extremely large block, that they might actually want to knock down the existing and do housing for a granny flat.
