Have you ever wondered if your block is in a flood zone? Do you know how to find out if it is?
There are some simple signs that can help you to determine if your land is in a flood zone. Daniel explains what these signs are and how you can go about getting a flood report for your property. On site, Daniel shows us a current build that is in a flood zone and what precautions that have taken.
Are you in a flood zone? Do you even know? You may not be. Sometimes it may just be as easy as just walking down the street. If there are no signs, you can check with your local council or ask your builder. They can do an actual report for you and determine if you are in a flood zone.
I’m in a Flood Zone – what does this mean?
Let us go and have a bit of a look up here. Now as you can see, there are a few drainage points around here. What we are going to do? We are going to walk up to the site and I am going to show you how these can affect your property if you are in a flood zone.
All we had to do was drive down to the end of the street and we found a sign. Like I said earlier if you do not have that our convenience of having that sign on the end of your street you can do a little research. You can ask the council or you can ask your builder to look into it for you.
What you can do…
If you are in a flood zone you are going to have get a drainage engineers report them. The engineers will determine what you have to do on your site to help prepare for a flood. This house here is on a flood zone so what we had to do here is they’ve required us to put a Surface Pitting.
This is a 450mm x 450mm concrete grates as you can see just like so that they are all protected now so they do not get stuff inside during construction. We got another one back over here. So here is the second one you may think they are extremely close to each other but it is actually required. This is actually how engineers designed it because it comes to the lowest point of the property. I am pretty sure this one here is one in 100 year flood.
Types of Flood Zones
So there is a couple of different types of flood zones whether you are in a one in 20, 50, 100 year floods in age zone will specify how much water you have to actually allocate to get rid of. So we got one pit here and one pit here. Come a little bit further we’re not going to walk in down there but there is another pit all the way down the back of the property right against the fence and the fourth pit is just over here. As you can see the flood zone how it does affect your property.
If you know somebody that’s in a flood zone, or if you are very unsure, then you need to tag them in the comments below, as this could arise later on the track. So, tag them in the comments below. If they see that sign anywhere in its vicinity of where they are building and definitely if it’s on the same street, it can definitely affect some requirements during their build.
