Easements | Simone TV: Episode 33
If you are in the process of or have ever purchased a new home or block of land, you may have come across the term “easement”… but do you know what it means? There are a few different kinds of easements that may be present on your block. On this episode, Daniel covers what the different kinds of easements may be, where they could be located on your block and the impact that they may have on the space you have available to build your new home.
You may have had someone ask you, do you have an easement on your site? Today, I want to show you exactly what an easement is and where it can be. Now one of the easement can be is in a case sewer and as we are here we are standing out the back of the property. They have it up there and that is the front of the property. I know it’ll be good if you see it on the camera but this land actually does for from the front to the back.
So at the back here running along back of all these properties there is an easement for the sewer. In each one of these properties we have a sewer point and you can see this one here, I am standing this one here which belongs to this property down here.
Where to find them
Get up nice and close and have a little look at the easement itself. As you can see, always at lowest point of the property. If you are going to look at the other way, when you look at the other side these sewers will be down the front of the property because the land will actually fall from the back to the front. So, it depends on the way your land falls will determine where your sewer is going to be. Not necessarily always you got to have an easement in your property but you just may have more than likely with the new development these days, normally if your land falls from the back to the front you will generally have an easement running through the back of your property for your sewer connections.
