Included in the price of every home are the following site costs:
  • Supply and install a Waffle Pod ‘M’ Class (25mpa) slab
  • Site preparation of up to 600mm fall across the building area
  • Wind Certification and Contour Testing
  • Underground power connection from the street boundary to meter box (up to 11Lm)
  • 80Lm concrete piering (any additional piering will be at an additional cost)
  • Provide and maintain sediment control
  • Supply and Install temporary site fence and temporary power; Provide sediment control, temporary toilet, temporary water, and signage to comply with OH&S and Council Requirements
  • Provide temporary all weather access driveway
  • Remove all associated rubbish from site and clean work area completion of the construction works, including tip fees.
  • Provide concrete pump to pour piers and slab
  • Provide connections to sewer, stormwater, water, gas, and phone (more details in tender)


To ensure that your new home complies with BASIX requirements, we have included the following items to your quote as part of our standard package. In some instances, additional measures may be required which will be at an extra cost. (please Note: some of the items below may appear in more detail elsewhere in this inclusions booklet.)

  • Insulation to BASIX requirements
  • A minimum of 80% energy efficient lighting
  • AAA rated shower outlets
  • AAA Rated dual flush toilet suites
  • AAA rated tapware
  • Slimline water tank to BASIX requirements


  • Section 94 Contributions – Required for Dual occupancy
  • Flyscreens
  • Blinds
  • Driveway
  • Salinity Measures/Requirements
  • Council bonds or levies
  • Drop Edge Beams (if required)
  • Soil Removal
  • Rock excavation
  • Diagonal laying of tiles
